The older housing in Mount Pleasant leans heavily toward capes, small colonials and ranches built between the 1930s and 1960s. Capes have a quirk that shows up on service calls: the upstairs bedrooms under the sloped roof are hard to heat and harder to cool, because knee walls are often poorly insulated and any ductwork runs through unconditioned attic space. Town Hall sits at One Town Hall Plaza in Valhalla, and its building department covers permits in the hamlets. The villages issue their own. Before a furnace or condenser replacement, it’s worth confirming which applies, since a Thornwood (10594) or Hawthorne (10532) mailing address doesn’t always line up with where the property falls.

The western end is a different world from the townhouse developments near the Taconic. Pocantico Hills is mostly open land around Rockefeller State Park Preserve and Stone Barns, with scattered older houses on long driveways. Hawthorne’s streets near Route 9A and the Saw Mill River Parkway are denser, lined with capes and modest two-story houses from the middle of the last century, while Graham Hills Park separates Hawthorne from Pleasantville.
